Where do I start and how does it work?

Start with a free Online Property Analysis. In about 30 minutes we go over your property, see if we can help, learn your initial setbacks, and figure out your options. You get answers to your general questions before starting anything. No pressure, no cost.

Do you really handle 100% of the project?

Yes. Framework First is a complete one-stop shop for a fully finished ADU. Your part is picking the model you like, customizing it the way you want, choosing add-ons, and signing off on documents. We do the property-specific research, handle the permit process for you, and take care of construction materials and labor, foundation work, site work, plan submission, all finish work, appliances, cabinetry, and much more. Permit fees are set by each city and county, so your exact number is confirmed in your feasibility study.

What is an accessory dwelling unit (ADU)?

An ADU is a secondary home added to a property with an existing residence, with everything needed for living. Detached ADUs are nothing like a shed or a garage: they have water and electrical hookups with a full kitchen and bathroom.

Is an ADU the same as a home?

Detached ADUs are installed on a permanent foundation and are legally recognized as permanent residential structures for long-term living. They are just like your primary home, with a different name and a few specific setbacks.

Who are ADUs for?

Anyone looking to add real living space to their property quickly, without altering the main residence. Our clients most often use them for housing family, rental income, a studio or workspace, or downsizing into a brand-new primary residence.

Is modular the same as manufactured?

No. We build modular homes: permanent residential structures built to the same state and local building code as a site-built home, then permanently affixed to a foundation. Manufactured homes are HUD-code mobile homes, follow entirely different codes, and are not permanent structures. Modular homes are built with longevity in mind.

*4 months is best case on our smallest model; most projects run 4 to 9 months from contract, subject to local permitting. All-inclusive pricing carries a permitting budget along with plans, foundation, the factory build, crane delivery, utility hookups, appliances, and final inspection; permit fees are set by each city and county and confirmed in your feasibility study, and property-specific site work such as septic or retaining walls is priced separately in-house.
