This website is provided for general information about Framework First's products and services. Pricing, model specifications, and timelines are estimates and may change; the binding terms of any project are set out in your signed contract.

Marketing materials & website accuracy

We build every rendering, photograph, floor plan, and ADU Designer configuration on this site in good faith, doing our best to represent what a Framework First model actually looks like. Renderings, photographs, floor plans, ADU Designer configurations, videos, and written copy on this site are illustrative only and intended to give you a general sense of what a Framework First home can look like. Colors, materials, dimensions, features, pricing, and availability shown here are subject to change without notice and may differ from what is ultimately built. This site may contain typographical or other errors. Nothing on this site, including any statement, image, or configuration, is an offer, a quote, a warranty, or a binding representation of any kind. We correct errors we find as we find them, but you should not rely on any marketing material, including this website, as authoritative over your signed project documents, which govern and supersede anything shown or stated here or in any prior proposal, discussion, or estimate.

Some images and videos on this site are digitally enhanced or generated with the help of AI tools, for example to adjust landscaping, lighting, seasonal setting, or overall presentation. That imagery is meant to illustrate a model's design and finishes, not to serve as a photographic record of any specific completed project, and it is covered by the same terms above as every other piece of marketing material on this site.

No warranties; limitation of liability

This site and everything on it are provided "as is" and "as available," without warranties of any kind, whether express or implied. Framework First disclaims all liability for errors, omissions, or third-party content appearing on this site to the fullest extent permitted by law, and is not liable for any damages arising from your use of, or reliance on, this site. Nothing on this site may be used as the basis for a claim or demand against Framework First; any dispute regarding your project is governed exclusively by your signed contract documents.

Licensing & how we operate

Framework First is, first and foremost, a licensed California modular home builder (MFG #1595931). Modular is not the same thing as manufactured or mobile housing: every Framework First home is built to the same state and local building code as a site-built home, then permanently affixed to a foundation, not a HUD-code manufactured home on a chassis. Every Framework First home is priced, sold, and built as a complete product under this license, and everything shown on this website, including models, pricing, specifications, and timelines, is presented in that capacity.

Framework First also holds a California general contractor license (CSLB #1047146). When you enter an agreement with Framework First, you are purchasing a modular home from us, and you separately elect Framework First as the licensed general contractor that performs the on-site portion of the work (foundation, utility connections, installation, and finish work) on your home. That on-site scope could lawfully be performed by a different licensed contractor, but we don't hand that final step off. Our own crews are trained to our own standard operating procedures, and we don't trust the quality of that last stretch of work to a contractor outside our own company, since a handoff at that stage is exactly where complications land on you, the client. Nearly every client elects Framework First for the on-site work too, so the entire project, and the accountability for it, stays with one company.

Because the primary transaction is the purchase of a factory-built modular home rather than a conventional home-improvement construction contract, the payment structure, deposit schedule, and project terms of your agreement follow the signed purchase documents for that home. The terms of your signed agreement, not general assumptions about construction contracting, govern your project.
