ADU Construction Methods Compared: Prefab, Modular, Panelized, Stick-Built, and Kit Homes

There are five real ways to build an ADU: factory-built (prefab/modular), panelized, stick-built (site-built), and owner-assembled kit homes. None of them is the only “real” way to build one, and none is automatically the best choice for every lot. Each trades speed, weather protection, and quality consistency against customization and, in some cases, up-front cost. The right method depends on your site, your timeline, and how much disruption you can live with.

The short version: Factory-built and panelized methods move most of the work indoors, which shortens the timeline and protects materials from weather. Stick-built and kit homes happen almost entirely on your property, which allows more customization but exposes the build to weather, scheduling gaps, and months of disruption. Framework First builds factory-built ADUs, and we will say plainly where that approach has real tradeoffs against the others.

The five construction methods, defined honestly

Prefab / factory-built

A prefab ADU is built as one or more finished modules inside a factory, then trucked to your property and set on a foundation with a crane, usually in a single day. This is what Framework First builds: about 97% of each home, framing, plumbing, electrical, insulation, drywall, cabinetry, and appliances, is completed in our Salinas factory before the home ever leaves the building.

Modular

“Modular” is the broader industry term for the same basic idea: sections built off-site in a factory, then assembled on a permanent foundation. In practice, prefab and modular overlap heavily, and many builders (including us) use the terms almost interchangeably. The meaningful distinction to actually watch for is building code: a modular home built to your state and local building code is a different product than a manufactured home built to the federal HUD code. Panelized

Panelized construction splits the difference. Wall panels, and sometimes roof trusses and floor systems, are built off-site in a factory, then shipped to your property and assembled by a crew on-site. It’s faster than full stick-building because the panels arrive pre-framed, insulated, and sometimes pre-sided. But final assembly, plumbing, electrical, and finish work still happen outdoors, on your schedule, exposed to your local weather.

Stick-built / site-built

A stick-built ADU is framed and finished entirely on your property, board by board, by a rotating set of trades. It’s the traditional construction method and the most flexible for a fully custom design. It’s also the slowest and most exposed method, since every phase depends on weather, permit timing, and each trade showing up in sequence.

Kit homes

A kit home ships as a bundled set of pre-cut materials, framing packages, sometimes structural insulated panels, that an owner or a contractor assembles on-site. Kits can lower material cost and appeal to owner-builders who want to do some of the labor themselves. But a kit is still a site-built project in every way that matters: the buyer (or their contractor) is responsible for the foundation, permitting, code compliance, and every trade coordination that a stick-built home requires. Quality consistency depends entirely on who assembles it.

Weather risk isn’t just a comfort issue. Lumber that sits exposed to rain for weeks can absorb moisture that leads to warping, mold risk, or delayed schedules while materials dry out. A factory build sidesteps that entirely because the materials never leave a covered, climate-controlled space until the home is finished.

Quality consistency

This is where the methods diverge the most, and it’s worth being honest about why. A factory crew builds the same models, on the same jigs, indoors, week after week. That repetition is what drives consistency: floors level within an eighth of an inch, walls checked for square and plumb before drywall closes them, and a state inspector signing off on framing, plumbing, and electrical before the home ever leaves the building. Panelized construction inherits some of that consistency in the panels themselves, but final assembly quality depends on the on-site crew doing that specific job. Stick-built quality depends entirely on the general contractor and the specific trades on your job, quality that can be excellent with the right crew, or inconsistent with a rotating cast of subcontractors. Kit homes put the most quality risk on the buyer: a well-assembled kit can perform fine, but a poorly assembled one has no factory quality control behind it at all.

None of this means stick-built or panelized homes are poorly built. Plenty of excellent ADUs are stick-built by skilled local contractors, especially for fully custom architectural designs a factory model can’t replicate. The honest tradeoff is that a factory-built or modular ADU trades design flexibility for a controlled, repeatable, inspected build process. A stick-built or kit ADU trades that consistency for a design that can be anything you want.

Cost, disruption, and property impact

Cost comparisons across methods are genuinely messy because so much depends on design complexity, site conditions, and local labor rates. But a few patterns hold up consistently:

Disruption to your property tracks closely with how much of the build happens on-site. A factory-built ADU means your yard sees a foundation crew for a few weeks, then one crane day, then utility hookups, a matter of weeks total, not months. Stick-built and kit homes mean crews, noise, dust, and material deliveries on your property for the better part of a year or more. Panelized falls in between: shorter than full stick-built, but assembly and finish work still happen in your backyard.

Price predictability also tends to favor factory methods. Because a factory-built home is a repeatable, engineered product, pricing can be locked at contract with a permitting budget built in, actual permit costs and any property-specific site work like septic or retaining walls are confirmed for your parcel during the feasibility study, but the base build number doesn’t move. Custom stick-built and kit projects are more commonly billed time-and-materials with allowances, which is where budgets creep once demolition, structural surprises, or design changes enter the picture.

Who should pick which method

  • Choose factory-built or modular if you want a proven, code-compliant design, the shortest realistic timeline, and the least disruption to your property while it’s under construction. This is the right fit for the large majority of backyard ADU projects: rentals, in-law units, home offices, and right-sized housing on a standard lot.
  • Choose panelized if you want some of the speed and quality benefits of off-site construction but need more design flexibility than a factory model catalog offers, and you have a local contractor experienced with panel systems.
  • Choose stick-built if your design is genuinely one-of-a-kind and doesn’t map to any model, or your site has access constraints a crane and trailer can’t handle (very tight alleys, certain hillside lots).
  • Choose a kit home only if you or your contractor have real construction experience and want to control labor costs directly, understanding that you’re taking on the quality-control role a factory would otherwise handle.

Which ADU construction method is fastest?

Are kit homes a good option for an ADU?

Is factory-built construction lower quality than stick-built?

No. Building indoors on precision jigs typically produces tighter tolerances, not looser ones. Our exterior walls use 2x6 studs (the industry standard is 2x4), and every home passes both a factory inspection and your city’s final inspection.

Does the construction method affect how the ADU is permitted?

The building itself still needs a standard ADU permit regardless of method. What differs is which building code it’s built to. Does the construction method determine whether a structure legally counts as an ADU?

Not by itself. Any of these five methods can produce a legally recognized ADU, as long as the finished structure has an independent kitchen, a full bathroom, and its own entrance, and goes through ADU permitting as defined by the California Department of Housing and Community Development’s ADU handbook rather than a lesser accessory-structure permit.
